Before taking the proverbial plunge into renting an apartment, it’s important to both collect and understand the documents you will need to successfully do so. We’ve compiled a list of these important documents to make life a little easier for both you and (hopefully) your future landlord. 1. Rental history
If you have rented in the past, it’s a great idea to ask your current and former landlords for letters of reference. This letter should include the dates you rented, how much you paid for rent, and that you paid on time and respected the lease. 2. Personal and professional references
Prepare a list of both personal and professional references that can vouch for your responsibility and character. Make sure you have all the necessary contact information ready to go, and let those people know that they should be expecting a call or email.
3. Credit report
Your credit score will most likely play an important role in whether or not you are approved to rent. Bring a copy of this report to include with your rental application. While it’s likely that the landlord will look up this information on his or her own, if you pre-emptively bring your own copy you will save both time and have a chance to explain potential issues before your application is processed. 4. Income Report
Most landlords will require your last two pay stubs as proof of employment. This is basically evidence that you can afford to pay the rent. If you are currently unemployed (and even if you’re not), you might want to bring your most recent tax return as another source of proof of sufficient resources.
5. Employment verification
Be proactive and bring a signed statement (on company letterhead if you can) that indicates your job position, annual salary, and years with the company. You can ask either your employer or the human resources department for this statement.
6. Photo ID
With an application, copies of your photo ID are required to ensure your identity. Even if your identification photos are less than picture perfect it’s a good idea to have copies of your driver’s license or passport on hand (both front and back).
